Home Inspections
Most people hire a professional to look into the areas of the home they may not feel comfortable checking. We always check the home for structural soundness. Most homes will settle some over time, but excessive movement needs to be addressed. Plumbing, electrical, Heating/Air Conditioning systems, roofing, as well as all other components and systems are important as well. We check and report all major and minor issues so that the client can determine repair costs and be advised of possible safety issues. Deferred maintenance, improper installations or repair work will also be reported. Radon testing should be considered. Over 50% of homes in this area have high radon readings. We are state licensed for radon testing. Our normal inspection will take 3 hours. Older homes, larger homes, and the number of problems can add to the inspection time.
All inspections are conducted according to the strict requirements of the NAHI Standards of Practice and Code of Ethics.
When hiring a home inspector, years of experience, education in a related field and specialized training of that inspector are what you are paying for. We also will move quickly to perform your inspection and deliver the report onsite at the end of the inspection. The types of Inspections we typically provide are:
Pre Purchase inspections are buyer's inspections provided on new homes and pre owned properties.
Pre Listing inspections are provided for the seller and as a 3rd party disclosure. Let HPI advise you of issues that can be corrected by you or revealed to the buyer. This will show your good faith in correcting and/or revealing needed information to the buyers. You are up front with the buyers, thus allowing the process to run more smoothly.
Progress Inspections made during various stages of construction from ground breaking to the final walk through. This gives the buyer peace of mind and allows the contractor to make corrections during the construction phase.
Year End Warranty: This gives the owner peace of mind by pointing out deficiencies at the end of the warranty period. We have found many issues that needed to be corrected during these inspections.
Property Inspections:
Our property inspection begins with a complete visual examination of the property from top to bottom including:
- heating and central air conditioning
- roof and attic inspection
- walls, ceilings, doors
- foundation
- the visible structure
- basement
- appliances
- interior plumbing and electrical systems
- exterior including concrete porches, decks and driveways
- maintenance guideline sheet
- 12-page report in triplicate on-site at inspection with recommendations for needed repairs
